Boiler Needs Serviced / Boiler Is Making A Strange Sound
The boiler was making unusual noises, prompting us to follow a checklist of potential causes. After adding water to the system, the noise was resolved, though we noted that the circulation pump could also be a source of the issue. Unfortunately, a tenant obstructed our access to purge the air from the system after water was added, complicating the service.
Replacement Of Water Heater
A malfunctioning water heater led us to install a new Rheem 50 gallon power vent gas water heater. We efficiently removed and disposed of the existing unit, ensuring a seamless transition to the new heater, which now provides reliable hot water for everyday needs.

Mini Split Head Not Working
We addressed an issue with the thermostat in Shawn's office, which was displaying an error code. To resolve this, we extracted refrigerant to repair a leaking flare in the first office’s system. After evacuating the system, we fixed the leak and recharged it with the specified amount. Additionally, we replaced the mini orange condensation pump, ensuring all equipment is functioning correctly now.
Tenant Improvement
In the server room, we addressed the need for improved airflow and temperature control. We installed a flex run using 6"x25' R4.2 flex duct, completed with a robust SW grille and an 8x8x6 WYE for optimal distribution. A 6" flat saddle was also added to accommodate the 10"-14" pipe, ensuring efficient connectivity and functionality.
Radiant Floor Heating
Noticing a bubbling sound from the radiant floor heating system, we found the boiler gauge at 0 psi. We added water to reach 14 psi and confirmed operation across all three zones. Each zone pump was verified, reaching temperatures near 113 degrees. After allowing the spirovent to bleed air, the pressure stabilized at 13 psi, with no abnormal sounds detected during the visit.
System Service
We identified the need for new drain pan sensors to ensure optimal performance of the Climate Master System. After testing the heat and emergency heat functions, we observed normal water temperature and pressure parameters. We ordered two new drain pan sensors, installed one, and retained the other for backup. All equipment is functioning properly at this time.
