A beeping humidifier alerted us to an issue stemming from the disconnected water supply, which triggered an alarm due to the water canister not filling. To resolve this, we turned dip switch 6 to disengage the humidifier. Currently, the equipment is functioning properly.

Airflow issues were identified and addressed by replacing the fan in the system. After installation, we measured refrigerant pressures and temperatures, noting 11 SC and 8 SH at 56/204 psi with R-22, achieving a Delta T of 24. The equipment is now operating properly and efficiently.

In the new tenant space, the existing duct work required strategic relocation to optimize airflow and efficiency. We installed new grilles and mechanical dampers to enhance climate control, ensuring a comfortable environment for the tenants. The project was completed with attention to the system’s functionality and performance.

A malfunctioning mini-split caused heating issues in the tattoo parlor, with one head not operational. We identified that the unit was wired to incorrect heads and reconfigured it, restoring functionality to both heating heads. This ensured the entire space is now comfortably heated.

To ensure optimal performance, we performed preventative maintenance on the rooftop units (RTUs) in spring 2026. This involved a thorough inspection and service of essential components, including cleaning filters and checking refrigerant levels. Addressing these areas helps maintain efficiency and prolongs the lifespan of the equipment, minimizing the risk of future issues.

The previous thermostats were outdated, causing temperature inconsistencies. We removed the seven Google Nest Gen 3 thermostats and installed seven new Honeywell T6 WiFi Pro thermostats, enhancing temperature control and efficiency throughout the space. With the new systems in place, the customer can now enjoy improved heating and cooling performance.

The air conditioning system was not operational, prompting us to investigate the components. We identified a failed run capacitor, which we replaced under warranty. Additionally, we discovered a malfunctioning compressor heater that had caused a system short and successfully removed it to restore functionality.

To ensure optimal performance of all HVAC systems, we changed all filters and verified the operation of heating across all zones. We checked the condensate pumps and confirmed no drain lines or P-traps were clogged. Specific filter sizes included: a 20x20x5 in the air handler on the main floor, a 20x20x1 in the garage crawl space, and a 20x20x2 in the wine cellar. Additionally, two filters sized 10x20x1 were replaced in the mechanical room crawl space.

The old heating system needed an upgrade for better efficiency and performance. We installed a Payne 80K BTU 95.5% high-efficiency multipoise gas furnace (M# PPG96MSAA60080C, S# 3323A49116) along with a Honeywell programmable T6 thermostat. Additionally, we managed gas piping, venting, and a custom filter rack, while safely removing and disposing of the existing equipment.

The air conditioning system was not functioning properly due to a significant loss of refrigerant. We added two pounds of R422D refrigerant and replaced a leaking service valve. After completing these repairs, the equipment resumed optimal performance, effectively cooling the apartment.
